Conditions to buy this project
To buy this project for the prices quoted here, it is required, that you do have the funds available for the entire amount.
A special deal can be made, if you got 1/3rd as a down payment and want to pay the rest in monthly installments.
The payment can be made in any of the quoted currencies.
If you are not holding a Thai or US passport or do not have a BOI Status in Thailand, you may not own this property in your name, according to Thai law.
But this, in fact, is not a big problem and we may help you, to secure your property for you by legal ways.
The project can be bought at any time.
If you want to secure the project for you, you may sign a pre-contract for a fixed date, stating on which date you want to takeover and finally buy this project, combined with an advance payment of 10% of the quoted price.
This will secure for you, that the project will no more be offered and been considered as sold to you.

Conditions to rent this project
To rent this project for the prices quoted here, it is required, that you make a pre-contract with us for moving into these houses.
The rent is payable on the 1st of each month for one month in advance.
There is a required security amount to be paid on that pre-contract of 3 months rental charges,
which equals to Thai Baht 84'000.
This amount will be returned to you, after you have fulfilled the contract and no physical damage been found
on the property and houses.
There will not be paid any interest on that amount.
The minimum time of rental contract for this project is 2 years.
Any longer rental contract time can be accepted.
An increase on rental charges, based on the inflation rate in Thailand, will be fixed with this contract.
No further increases will be asked for, during the contracted rental time.
The property has to be kept in a shape, as you take it over.
Equipment, which must be replaced during the rental time, belonging to the property, will be replaced
by the owner, if the damage has not been caused by mishandling such equipment.
After you made the pre-contract with its payment, the property will no more be offered
and is considered as rented to you.
But be careful:

History
This project is a prestigious one at very low cost and is, unfortunately, for sale or rent.
Why saying 'unfortunately' ?
Because it is my very own houses, designed and build with the intention, to stay here for the rest of my life !
You now might ask: "Why do you want to sell or rent it?"
Answer: "I don't want to sell or rent it - I have to !"
I have to sell or rent it for family and business matters. I had to move to Chiangmai.
Chiangmai is 950 km's up north from Phatthaya and is just too far, to travel back and forth.
Therefor I have to buy or build for my family and me another house in Chiangmai.
When will I sell, rent or move ?
I already moved away and do live in Chinagmai now.
